When you are nice to people, they are more likely to be nice to you.<\/p>
I invest in real estate, and try my best to be a great landlord to my tenants.
Responding to their messages in a timely manner, fixing anything that needs fixing + properly maintaining the property.<\/p>
In my opinion, those are the basics any good landlord should be doing. There are also ways to go above and beyond which doesn\u2019t have to cost a lot of money or time.<\/p>

Simple things like\u2026<\/p>
- Giving a sparkling clean unit when they move-in<\/li>
- Welcome home card + flowers on the counter<\/li>
- Send them messages on holidays to wish them a good day with family and friends<\/li>
- Randomly send them gifts. Maybe a Dairy Queen gift card during the summer. Or gift baskets from Costco for Christmas.<\/li>
- Offering a good reference when they move-out<\/li><\/ul>
The little things make all the difference.<\/p>
A couple months back I had some good tenants that moved out. One of the tenants works at Great Wolf Lodge. He knew that I had daughters and extended an invite to us to visit him there.<\/p>
Well\u2026 we visited last night, and he treated us like VIP. It was an amazing amazing experience. We spent hours playing video games + mini-putt + virtual reality + laser tag.<\/p>
